• Your floors are engineered hardwood with a top layer less than 2mm thick, sanding could wear through to the plywood base.
• Your floors are severely damaged (deep cracks, large splits, or termite-weakened areas), a new hardwood floor installation may be the only option.
• Your floors are warping or buckling from moisture or structural issues.
• You actually have laminate or vinyl floors, these imitate wood but can’t be resanded. We can install new luxury vinyl floors for you instead.
• Your floor has been treated with wax or certain acrylics that prevent new finish from adhering.

The average room (300–500 square feet) takes no more than a week to refinish, including sanding, staining, multiple finish coats, cure time, and cleanup.

Shallow scratches and dings typically can be sanded out, but very deep damage or gouges might require hardwood floor repair or replacement instead.
